THE ENERGY-EFFICIENCY (E² ) ADVANTAGE
Lower utility costs, cleaner house, greener planet. Residents will receive two HVAC-certified system tune-ups, one in the spring before the cooling season and one in the fall before the winter season to ensure that the systems at the Premises are working as efficiently and cleanly as possible. While at the Premises, the technician will inspect the toilet and faucet systems to confirm normal water consumption and that the hot water system is properly working. The technician will replace the air filter in the HVAC system with a new air filter and leave an additional air filter for the Resident to install in three months. Regularly changed filters reduce dust and other airborne impurities, reducing the house cleaning effort and promoting a healthier environment. Regularly servicing the HAVC systems inside and outside and changing filters materially reduces utility usage and costs while promoting a Greener Planet.
Energy Efficiency (E² ) Advantage = Clean Air Filters, Serviced HVAC Equipment & SAVINGS

RENTERS INSURANCE PROGRAM (RBP)
Affordable and easy renters insurance tailored for our Residents offering the required to obtain liability coverage of at least $100,000 in property damage and legal liability with $10,000 in personal belongings coverage from an A-rated carrier and to maintain such coverage throughout the entire term of this Lease Agreement. Coverage will begin on the effective date of the Tenant’s Lease Agreement and continue throughout the Lease term.BASIC PACKAGE:

Disclaimer: Resident Benefits Package is REQUIRED with ALL lease agreements. The Resident Benefits Package will be billed monthly as one charge to include the insurance benefit and the services benefit. Tenants should consult an insurance professional to evaluate and determine personal insurance needs. Tenants who provide proof of their own renter’s insurance.policy that is lease compliant may opt out of the insurance benefit and $10.95 will be deducted from the monthly cost of the Resident Benefits Package.

DON’T BUG ME” PEST CONTROL (RBP) (RESIDENT OPTION)
The Resident can select an optional pest control service for a bug-free living experience. Pest control is the responsibility of the Tenant, as noted in this Lease Agreement; therefore, adding this service could reduce costs and improve the livability of the Premises. The package treats the following pests: ants, mice, cockroaches, bed bugs, fleas, ticks, weevils, mites, rats, spiders, wasps, bees, yellow jackets, hornets, box elder bugs, elm seed bugs, scorpions, and silverfish. The package allows up to four claims per year for active infestations.

PET SCREENING
We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. Get a full screening of your pet and many benefits. All applicants should complete a Pet, No Pet, or Animal Profile. Pet Screening will make an assessment of your pet, with fees, deposits, and pet rent, determined based on the outcome of the screen.
