Can you hold a place before I apply?
No, because of the shortage of property, it is important that once you have found a property you want to rent, quickly apply and ensure all of your document requests are included with your application. -
Do I pay the first and last month’s rent with my security deposit?
You must pay the first month's rent, the security deposit at the time of lease signing, and any fees due. -
How old do you have to be to apply?
Eighteen -

Who needs a cosigner?
That depends on your screening and application process. Our leasing team will advise if a cosigner would be helpful for you to rent the property. -
You have a property I want to rent. How do I apply?
Go to the listing at Kansas City Homes for Rent or Missouri Homes for Rent page then click on “Apply Online” button and it will take you to the application website. -
How do I pay rent?
Most residents pay online through the online resident portal. -
I want to get a pet. What do I do?
All residents with or without pets must use our pet screening service to start the process. A pet profile will be created for your pet(s). -
I want to move out, but my roommate wants to stay. What do I do?
Contact our leasing team and they will assist you. -
My lease expiration is coming and I want to move out. What do I do?
Following the terms of your lease you must provide a formal notice of departure in writing stating the exact date of your departure. -
Who is responsible for paying for repairs & maintenance requests?
Typically, most repairs are at the owner's expense unless the repair's cause is a result of improper operation or abuse of the property or appliance. If you want to enhance the property, a formal written request must be made In writing, and this request will be presented to the owner for approval.
